Offer flexibility for showings. Allowing an 8 am – 8 pm showing schedule is essential . It might be inconvenient for you, but it’s important to keep the potential home buyer’s needs in mind. They might work late, have to pick up kids after work, or live in an area with terrible rush hour traffic. Flexibility in showing times can result in a quicker home sale!
Stay clear of your home during showing times. Now, this is the most difficult part. Especially if you stick with tip #1. Home buyers who meet the sellers during a showing can make for an awkward situation. Potential home buyers need time to see the home for themselves, without feeling the need to please you with their response and impression of your home. It’s important to dissect the floor plan, sit on the couch, open closets; with the homeowner there, potential buyers won’t feel comfortable doing this. If you’re home the buyers will feel like they’re invading your privacy, and may be too distracted by your presence to really get a feel for your home.
Rid your home of pets. This, too, can be a difficult thing to stick to. If you can’t get them out of the home the entire time your home is on the market, at least be sure to clean up after them twice a day and leave them outside or with a friend when you know someone is coming to view the house. Certain home buyers might not love dogs or cats. It could make or break their decision to purchase your home.
