Hello and welcome back! In our last two posts, our North Raleigh real estate agent at Roark Premier Team talked in detail about highlighting your home's most valuable features while your home is being marketed to sell. As we mentioned in a previous post, most homeowners think they only have an less than special home in a normal, unexciting neighborhood; no selling points, no highlights.

Oftentimes, that’s not true at all. For example, if your home is a small ranch-style, needing a great deal of work, that isn't always a bad thing. Walk around outside, take a look at what’s out there. Ask yourself a few questions:

  • Do you have a panoramic view of the city’s skyline?
  • Is your home in a coveted neighborhood?
  • Is the neighborhood up and coming?
  • Do you have a gorgeous view of the sun, as it sets or rises?

These things are highlights that buyers should be made aware of. They are, of course obvious aspects of your home, but they're often ones that are neglected because you, as a seller, are ready to get rid of your home for various reasons.

In addition to the aspects above, there are many homes that have great selling points, even if the overall home isn't huge in square footage or in a prestigious neighborhood. It’s not just the overall home that goes into the selling price, nor the reason buyers are interested in purchasing. There are numerous other, minor things that can really attract a potential buyer:

Customized Organization. Have you invested in built-in closets, kitchen or garage organizing systems, or other customized desks or bookshelves over the years? If so, be sure to add any and all built-in/customized organization to your list of features and highlights. Many potential buyers love the idea of built-in bookshelves or closets. These things signify value and appeal to an extensive variety of potential buyers.

In addition to major highlights and features that are more obvious to the buyer, be sure to consider adding a few highlights and selling points to your marketing efforts that offer a more in depth look into your home.
